No matter what type of finish you may use, any finish is only effective in resisting water damage. Here is an example of extensive water damage. The degree of the discolouration, and quality of the coating left on, will determine if the job can be salvaged without stripping the whole lot off.
The one on the left, is more likely to be saved than the right.
